4.10.6 Major Works

This screen allows users to store information relating to Major Works. 
Access via the menu option: Major Works


You can create new Major Works by clicking on [New]:

The top section contains mandatory fields such as the Works Title and Initial Budget Estimate. The remaining fields are not mandatory and we have left it to the users discretion to populate those. 
There are different statuses which you can choose for Major Works:
  1. Being Specified - The work specification is being worked on
  2. Specification Agreed - The work specification is now agreed and ready to be sent with the section 20 notice. If you choose this then the system will prompt you to upload the document in the Work Specification section
  3. First Section 20 Notice Issued - The section 20 notice 1 has been issued to the unit holders. If you choose this then you need to upload the document in the Section 20 Notice 1 section and insert the sent date as well
  4. Proposals Received - The work specification has now been sent to the different companies and you have requested a proposal from them to carry out the works with a revised budget
  5. Second Section 20 Notice Issued - The section 20 notice 2 has been issued to the unit holders. If you choose this then you need to upload the document in the Section 20 Notice 2 section and insert the sent date as well
  6. Works In Progress
  7. Works Completed
You can upload documents to the specifications and the notices but only one document can be uploaded against it. 

You can view existing major works by clicking on [View] when you are in the Major Works list screen: 

If documents are uploaded against this major works, then there is a view button which allows you to see the uploaded document.
This screen is a repository of information and does not generate the letters or allow you to send it to leaseholders currently.
